Property Watch: Glen Arbor’s Last Mixed-Use M22 Frontage

Each week The Leelanau Ticker will profile one unique and notable piece of real estate from across the peninsula.

This week: the last remaining vacant parcel in downtown Glen Arbor with M22 frontage plus both business and residential zoning. It is also the last remaining in-town parcel on M22 over a half-acre. 

The 3-acre property, at 6350 West Western Avenue (M22), is listed at $630,000.

Listing agent Peter Fisher of Coldwell Banker Schmidt says the .5-acre parcel on M22 is zoned business, with the northern 2.5 acres zoned high-density residential. Because of its particular combined zoning, this property could, for instance, accomodate a mom-and-pop resort with a retail shop or public gathering place in front and cabins in the back.

The property has been in the sellers’ family — the Sheridans — since the late 1800s, with the family at one time running the gas station/tavern now known as Art’s Tavern. The parcel's neighboring business, Coastal, sits on the footprint of the original Sheridan home.
