It remains wild at this time and is billed as a “recreational property” for deer or duck hunting and a pristine place to put in to paddle the Cedar River out to Lake Leelanau. The seller recently requested a perc test from the Benzie-Leelanau District Health Department; the property did not perc. Listing agent Carly Petrucci of Coldwell Banker Schmidt tells the Leelanau Ticker with yet-unexplored permitting for non-traditional septic there is still possibility for habitable structure on the property, but, “the dream buyer is someone who appreciates the beauty” of the undeveloped tract.
