
Property Watch: Untouched Gem In Cedar

A 10-acre parcel in downtown Cedar with frontage on Victoria Creek — a stone’s throw from the post office and within ear shot of the polkas during Polka Fest — came on the market this month (E. Bellinger Road, Cedar, $45,000, MLS# 1894816).
It remains wild at this time and is billed as a “recreational property” for deer or duck hunting and a pristine place to put in to paddle the Cedar River out to Lake Leelanau. The seller recently requested a perc test from the Benzie-Leelanau District Health Department; the property did not perc. Listing agent Carly Petrucci of Coldwell Banker Schmidt tells the Leelanau Ticker with yet-unexplored permitting for non-traditional septic there is still possibility for habitable structure on the property, but, “the dream buyer is someone who appreciates the beauty” of the undeveloped tract. She says, “in fact one of the most serious potential buyers at the moment would like to purchase and place in conservation easement.” Check out this wilderness in the heart of Leelanau here.
